The principals of Eagle Capital have a combination of more than 75 years of experience with major
financial institutions in commercial real estate throughout the United States and have been
directly responsible for over $1 billion in both finance and sale transactions. Our experience
includes mortgage brokerage, investment consulting,loan underwriting, asset management, property
management, leasing, construction management, development and sales. We have worked on properties
valued as low as $500,000 and as high as $50,000,000, and with assets as varied as residential development
to major Class A mixed-use properties.
Special expertise includes:
Debt Placement - Refinancing, acquisition and construction financing, as well as loan
portfolio sales on behalf of both private and institutional lenders. Represent a wide variety of
mortgage sources including conduit lenders, REIT's, insurance companies, banks and private mortgage
lenders, with special expertise in hospitality properties.
Asset Management - Management for our own account and for others, of all types of
commercial properties. Turnaround of troubled assets and value enhancement through renovation,
market repositioning, etc. Management of an REO portfolio of over 50 properties throughout the
Lease Management - Analysis of individual tenant's office space needs relative to
business objectives. Recommendation of means to obtain maximum potential from rental expense. Site
selection and negotiation of specific leases. Management of tenant space build-out.
Construction Management - Supervision of major renovation and/or construction
projects. Management of competitive bidding process from contractors and subcontractors. Scheduling
trades; overseeing completion of work; processing payments to tradesmen and contractors.
- Analytical Capabilities
The principals have extensive experience in various types of market, financial and credit
analysis. They have performed hundreds of valuations on individual assets, as well as loan and
REO portfolios utilizing a wide range of computer software programs. Software programs with
which they have expertise include Argus, Excel, Lotus, Yardi, QuickBooks, and Microsoft
- Negotiation Skills
As loan originators, we have negotiated directly with borrowers in structuring over $1 billion
in commercial real estate loans. As sellers of over $100 million in foreclosed properties, we
have dealt directly with buyers in negotiating sales terms. As leasing consultants, we have
represented corporate clients in negotiations with building landlords in major metropolitan
cities across the United States. As mortgage brokers we have placed approximately $100 million
in debt. As owners and managers of commercial real estate, we have turned around and
redeveloped apartments, condominiums, offices, retail and hotel properties and secured mortgages
on our own behalf. This great depth of multidimensional experience allows us to better
understand the position with whom we negotiate and ultimately obtain the most advantageous
terms available for our clients.
